Plan around the fireplace’s condition and history. Maintenance, a smoke concern and water entry require different assessments, even when they involve the same chimney.
Have the details ready
What fireplace or appliance is connected? When was the last inspection or sweep? Have there been changes, smoke issues or water entry?
Define the visit
Identify the fireplace or appliance and any previous inspection findings. Confirm which flue and areas are included.
Protect and clean
Discuss room protection, dust containment and access. Ask which cleaning methods are suitable for the particular system.
Review the findings
Request an explanation of observed conditions and any limitations. Sweeping does not itself repair a damaged liner, crown or flashing.
Keep a record
Keep the agreed scope, itemized invoice and documented findings together for any future visit.
